This morning’s report about shadow inventory and my post and comments about our local numbers got me thinking I’d better post an updated set of stats for the Dubuque market and here they are in all their glorious beauty. Instead of a punch of tedious copy and pasting as I’ve done in the past, I’m simply posting the raw spreadsheet that I keep.
First up is the market inventory analysis showing that as of Noon today, we have a current inventory in the Dubuque market of a 6.2 month supply of homes for sale, 419 homes available to buy divided by the rate of 67.7 sales per month. We are still basically a balanced market, neither buyers nor sellers have an advantage over the other here in late 2010 (however if/when that shadow inventory shows up – look out sellers!)…

Next we see a few more graphs to support the inventory and rolling 12 month sales figures as well as a simple comparison of month to month and month over previous year sales totals. A possible take away from the month to month totals shows that, while we “should” to exceed 2009′s sales totals, these last couple of months of 2010 are going to have a tough time matching the sales tallied in November and December 2009 (first round of tax-credit-inspired sales)…
