Here’s a series of photos taken at the home for sale at 7474 Ridgeview in Dubuque recently. The home was built in 1974 and the capped garage (a standard main level garage with another separate garage tucked underneath) was showing it’s age in terms of some cracking and settling of the concrete floor that separated the upper garage from the lower garage. Over the years, the re-rod that supports the weight and structure of the garage floor was deteriorating. Thrity-plus winter seasons can do that to a garage floor, especially if it was not fully or properly sealed at the time of construction.
The sellers contracted with a specialist out of Bellevue, Iowa to have the old concrete floor knocked out to be replaced with a new twelve inch floor, including new support beams and posts, and a thorough sealing of the new floor. It was by no means a small project – it took roughly two weeks of labor and 15 & 1/2 cubic yards of concrete to go from start to finish.

How long has this house been on the market?
It’s been on the market twice in the last year, first in fall ’09 until early 2010 starting at $182,000 and reduced to $178,500. It was off the market for about a month or so and then came back on in early February, starting at $163,900 and now standing as listed for $174,900. Obviously, until we had the garage floor resolved we did discount the price to that $163,900 level. Now that the work is done, it’s back up to a pricing range comparable to others similar to it both in recent sales and current active listings…Rob

The only photos I had were from the time that the floor was 1st poured. The home unfortunately did not sell and is currently being rented. The rental market in the Dubuque area is doing really well with the IBM’ers now in town…Rob
