Current Dubuque Market Listings Status & Supply
This week’s by the numbers post is quite interesting in two ways. First, since we’ve passed the start of July we’ve seen a good level of movement in our listing inventory. As each new month begins, a many listings expire off the market from the previous month, and July, being the start of the second quarter, tends to have many listing expire each year. This year was no exception at well over twenty listings expired off the Dubuque MLS.
Current Total Listings: 473 ( – 20 )
Active/Available Listings: 3804 ( – 4 )
Pending Sold Listings: 93 ( – 13 ) or 19.7 % of Current Market ( – 2.4% )
Dubuque Sales Previous 12 Months: 720 ( + 1 ) or 60.0 Homes Sold per month ( + 0.1 )
Supply of Homes: 6.3 Month Supply ( – 0.1 months )
Percentage Selling Per Month: 15.8% ( + 0.2% )

Dubuque Year to Date Sales & Averages
The second interesting thing about this week’s by the numbers compilation, is the HUGE jump the market has seen in Year to Date Average Sales price, this week standing at $159,173. How did we jump by almost $4,000 in one week? Simple. There was one home that sold this week for over $1.4 million dollars, single-handedly bring our YTD Average Sales Price up by that $4,000.
Had that one sale not been posted to the Dubuque MLS, we would only have an average sales price so far this year of $155,541. With or without, these numbers are great for home owners and home sellers. We’re continuing to gain significantly in terms of price per home sold over 2008 ($159K vs. $141K).

2008 YTD: 362 Sales – Average Price $141,680 ( – 4.6% ) – Mean Sales Price $128,500
2007 YTD: 466 Sales – Average Price $148,536 ( – 0.5% ) – Mean Sales Price $127,000
2006 YTD: 511 Sales – Average Price $149,346 ( + 10.5% ) – Mean Sales Price $125,000
2005 YTD: 443 Sales – Average Price $135,137 ( + 9.2% ) – Mean Sales Price $120,000
