This week’s Dubuque Real Estate by the Numbers post shows a fair number of homes have closed sale since the last Numbers post on June 19th. With 47 sales posted in the Dubuque zip codes (52001, 02, & 03) these last eleven days, our current pending sold count drops by 28 homes.

Active/Available Listings: 384 ( + 9 )
Pending Sold Listings: 109 ( – 28 ) or 22.1 % of Current Market ( – 4.7% )
Dubuque Sales Previous 12 Months: 719 ( + 27 ) or 59.9 Homes Sold per month ( + 2.2 )
Supply of Homes: 6.4 Month Supply ( – 0.1 months )
Percentage Selling Per Month: 15.6% ( + 0.2% )

Dubuque Year to Date Sales & Averages
As I had noted in last week’s Dubuque MLS Week in Review post on June 26th, the average prices of the homes that are selling continues to strongly trend upward, currently standing, in year to date terms, at $155,285 per sale. This is waaaaay up compared to where we were last year at this time, a measly $140,798 (in relative terms).
I definitely feel the IBM effect is strongly being felt here as those IBM’ers who are buyers (and NOT all of them are buyers) are targeting certian price points within our market and making the highest and best bids they can fairly early to avoid a long drawn out bidding war with another potential buyer. They simply see what they like and they make a strong move to get it. Seller’s expectations are a factor here, they too see the increase in showings and open house activity. Many have steeled their resolve as well and demand (though not always successful) a price closer to full list price.
