Current Dubuque Market Listings Status & Supply
Dubuque’s real estate market expanded oh-so-slightly more, now standing at a 6.5 month supply of available homes. Statistically, this is labeled as a “buyer’s market” (anything over 6.0 months). Though, in practice, having a 6.5 month supply does not strongly tip the balance of power between buyers and sellers, it really remains a fairly balanced market.
If we had an eight to ten month supply of homes you’d really see some wheeling and dealing by buyers in the market due to the over-supply of homes that would exist in that type of market.

Active/Available Listings: 375 ( + 5 )
Pending Sold Listings: 137 ( + 2 ) or 26.8 % of Current Market ( + 0.1% )
Dubuque Sales Previous 12 Months: 692 ( – 4 ) or 57.7 Homes Sold per month ( – 0.3 )
Supply of Homes: 6.5 Month Supply ( + 0.1 months )
Percentage Selling Per Month: 15.4% ( – 0.3% )

Dubuque Year to Date Sales & Averages
We’re seeing an ever-increasing gap between both the average sale price and the average mean price of homes sold in 2009 versus 2008, despite the lower total number of sales occurring in our marketplace. It’s really astounding – normally if you have a lower number of sales, that would indicate a weakening market in terms of values. However we’re certainly going against the grain on this front. We’re selling less homes ,but selling them at a higher price. Things that make you go, hmmmm (click below for some 90’s fun!)
2009 YTD: 274 Sales – Average Price $153,924 ( + 9.9% )- Mean Sales Price $139,200
2008 YTD: 314 Sales – Average Price $140,045 ( – 5.2% ) – Mean Sales Price $127,000
2007 YTD: 408 Sales – Average Price $147,652 ( – 0.7% ) – Mean Sales Price $126,875
2006 YTD: 431 Sales – Average Price $148,708 ( + 8.9% ) – Mean Sales Price $124,900
2005 YTD: 384 Sales – Average Price $136,560 ( + 9.2% ) – Mean Sales Price $120,000
